11. Don't book on the first visit. 12. Check three quarterly RERA progress reports. 13. Avoid pre-launch unless you trust the builder personally. 14. Cross-check builder's past 3 projects on possession dates. 15. Title search by independent lawyer (₹5–15k). 16. Encumbrance certificate (30 years). 17. Confirm parking, terrace, common area in writing. 18. Get the snag list signed off before final payment. 19. Take possession only with OC. 20. Conveyance to society within 12 months.
